Located in a quiet residential area in Croydon, South London, the scheme seeks to provide a 9-unit mix of 1-bed, 2-bed and 3-bed flats.

The design approach aims to provide a consistent look with the recently approved planning schemes on the same road; whilst enhancing the front elevation and uplifting the design to a higher standard. The frontage features hints of elements present on the rear elevation, thus inviting a coherent, yet intriguing overall aesthetic.

The rear elevation seeks to accentuate the relation to the extensive greenery in the lower rear garden, whilst being respectful towards the mature Beech tree present on site. The tree acts as a catalyst for the design, with circular, organic balconies embracing the natural shapes of the branches.

The treatment of the building mass seeks to provide dynamism, while reducing scale, and complement the natural elements present on site.

The site was a vacant, infill plot on a quiet, residential street of mixed, Victorian and Edwardian terraced houses. We assisted in providing a successful planning permission for two, 3-bedroomed family homes for open-market sale. Extensive communication was had with the local planning authority and the neighbours, regarding daylighting and party wall matters.

We worked closely with our planning consultant, to gain permitted development consent to change the use of the building from office to residential; providing eleven flats over basement to second floor; planning permission was then secured for a further storey of accommodation.

The site is the corner building of a conservation area and is of particular importance.

The improvement of the exterior of the building is significant and includes an insulated render system, new windows, and new stonework. The building has been designed to be highly efficient, with a whole-building ventilation system.

The apartments utilise elements of the existing building, such as ‘raw’ brick walls and tall ceiling heights.

Continuing our longstanding relationship with Freeman Homes, in 2015 we helped to secure planning for an exciting contemporary housing development in the village of Llangrove, a development which is now well into its construction phase.

Following on closely from our recently completed ‘What House?’ design award winning scheme in Ross on Wye, ‘The Close’ utilises the successful housing type developed for the Ross scheme and remodels the well-planned living spaces and simple palette of materials within this rural context, with scale, and positioning suited to take advantage of the outstanding natural surroundings.

With high-quality living in mind and communal garden areas located in and around the development, the proposal is not short of green space, which with the predominately stone and timber boundary treatments, will ensure the scheme nestles into its context. We believe we have got the balance of housing and density and open space just right.

Our client came to us wanting a revisualisation of an already approved scheme for five apartments and four houses. We completely revisited the proposal and made significant improvements to the layouts, elevational treatment, landscaping, and viability.

The greatest challenge of the development is that it is sited on land of significant archaeological interest, being over part of an ancient motte and bailey castle. We have had detailed communication with the local authority regarding the construction method, which has proved successful.

We worked with our clients, on this complex project to produce two, duplex, high-end apartments. The project was highly complex as the site was on the ground floor and basement of a six-storey mansion block. Careful consideration was essential to avoid damage to the other properties in the block.

The result of a detailed design and procurement process is two finely crafted, bespoke apartments that have generous living and outside spaces.
